THE FAY BY MORRO

The Fay by Morro is a 336-unit, mixed-use, multi-family, hi-rise apartment tower planned in downtown San Jose, CA. This will be the first development for Morro on the West Coast and the second in North America. C2K Architecture closely collaborated with Morro and their interior architecture firm, AB Rogers Design, to develop a design that reflects Morro’s proprietary interior program and vision for creating lifestyle-centric properties. The exterior design is heavily influenced by the interior programming and created as an expression of the uses within.

The project is located on the south edge of the San Jose Central Business District. Due to the low-rise residential housing immediately across the adjacent Highway 280, the site has unobstructed views to the south, with dynamic views to the east and west hills and the downtown to the north. The building will be actively visible from the highway approach from the east and west and act as one of the gateways to the city.

The 23-story tower sits above 3 levels of sub-terranean parking. It features 5600 sf of ground floor retail with a prominent residential lobby. The lobby connects to the second level of amenity space with a signature Morro spiral stair. This area is programmed for communal lounges, a business space for residents working from home, facility offices, spin cycle studio and fitness / weight room. The large exterior windows provide a connection for residents with the street below and help create an active second story. Twenty-one stories of studio, one bedroom and two-bedroom units make up the body of the tower. Projecting balconies are offset between floors to add texture to the façade and provide expansive views from each balcony. Level 23 features an amenity terrace. It is envisioned as a rooftop pavilion for the residents. This floor is programmed with a swimming pool, sun deck, two resident lounges, BBQ terrace, group fitness studio and a landscaped roof area.
